The Scottsdale real estate market offers a lot of choices for the potential homebuyer, and there are almost as many types of homebuyers as there are styles of home. Many out of state homebuyers  come from the Northern US and Canada. Residents have a choice between affordable townhomes or multimillion dollar mansions among the majestic mountain scenery. Carefree offers golf course homes and a fantastic desert landscape, while Cave Creek preserves the flavor of its western-town past with a bit more authenticity than what you’d find in Scottsdale. People who buy homes in Carefree and Cave Creek are still a stone’s throw from all that Scottsdale and Phoenix have to offer, but the advantages of seclusion from urban traffic and living can become quite apparent, no matter what town you’re coming from.

North Scottsdale itself is a vibrant and growing area, and the Scottsdale 101 area is one of the newest great places to buy homes and condos. As a self-sufficient entertainment district the Kierland community/shopping district along with the Scottsdale Quarter shopping district provide great living and fine dining. In the same area is the Cine Capri theater, famous for its annual Phoenix film festival as well as several high end stores and luxury car dealerships. Near the Desert Ridge and City North marketplace at the 101 Loop and Tatum homebuyers find that they rarely have to leave the area, since most necessities are available in one convenient location. Many people buy homes in North Scottsdale because they can enjoy neighborhoods that are set apart from the suburban feel seen in many other communities. Additionally, many North Scottsdale homes for sale include HOA restrictions to ensure that communities retain their character. Scottsdale Real Estate and Homes

Scottsdale is loosely divided into four areas: South Scottsdale (McKellips Road north to Chaparral Road), Old Town (Downtown) Scottsdale, Central Scottsdale (also known as the "Shea Corridor," extending from Chaparral Road north to Shea Boulevard), and North Scottsdale. Scottsdale real estate is among the most highly sought after destination and vacation areas in the United States. Both Scottsdale homes and Paradise Valley real estate are among the top ten markets in the nation for luxury home sales.

South Scottsdale has been known for many years as more or less the working class region of Scottsdale, although today it is transforming into a dynamic urban area. It contains the major nightlife for the area and is a major art center of metro Phoenix. The median resale home price is $291,500, compared to $667,450 for North Scottsdale real estate.  South Scottsdale is also home to a new research center for Arizona State University, known as Sky Song. This is a large scale urban re- development effort and comprises several square blocks. The development has attracted the research and development arms of a number of international corporations.

Old Town Scottsdale is an area with many streets, stores, restaurants, bars, nightclubs, and western art galleries evoking the old cowboy era. Scottsdale's main cultural district is also in this area, which includes the high-end Scottsdale Fashion Square Mall, one of the twenty largest malls in the United States. The district has currently seen a revival, with new condominiums, upscale lofts and chic hotels constructed such as The W hotel.

The Shea Corridor is so named because it is in close proximity to the east-west running Shea Boulevard. Many of the homes in this region were  built during the 1970s althought there are also many new built custom home in the over $1 million range. There are a number of communities in this central region of Scottsdale that remain among the most highly-desired residential areas in the metropolitan area, including Scottsdale Ranch, Scottsdale Mountain, Ancala, Gainey Ranch and McCormick Ranch.

North Scottsdale is currently the most actively developing area of Scottsdale as it was historically the least built up. Among Scottsdale homes for sale, this portion of the city also claims many of the most expensive residences in the country, with many exceeding $5 and $10 million in value. The city's borders rapidly expand to the east and west in this area, containing the McDowell Mountain range. Among the many residential communities in this area are the highly-desired golf/gated communities of Silverleaf, DC Ranch, Mcdowell Mountain Ranch, Troon, Grayhawk, Whisper Rock, Estancia, Legend Trail, Terravita, Desert Mountain, Mirabel and many others.
 Q1 2012 - The first quarter of 2012 has seen dramatic changes in the Scottsdale, Paradise Valley and Phoenix metro residential markets. Homes priced under $250,000 in the Phoenix market are seeing multiple offers and price increases of approximately 11% from the prior year. There is a real shortage of inventory in this price range and this should continue to put pressure on upward pricing.
Q2, 2102 - This quarter saw dramatic price improvement in the under $500,000 range in Scottsdale. The market for homes for sale in Scottsdale Az has been solid with a 8% price increase in Scottsdale homes from the prior year. There are very few bank owned , and short sales available in Scottsdale and Paradise Valley as they have been the focus of buyers for so long that this inventory remains thin hence we see traditional home sales become more prevalent.

Scottsdale has seen upward pressure on housing prices under $400,000 and has seen the number of contracts pending versus the number of homes for sale increase 30% from the same time last year. In the $500,000 to $900,000 range if a home is priced to market and is one of the better homes on the market it is not uncommon to see a home sell in less than 60 days. Some communities such as Silverleaf in DC Ranch have very little inventory for sale under $1.75 million and are seeing new spec home starts. Scottsdale az homes for sale is still a strong internet search phrase as is Scottsdale homes and Scottsdale az homes in the first quarter of 2012

Paradise Valley has also seen strong buyer interest, especially from Canadian buyers in the under $2 million price range. Homes over $2 million are selling and there are three new homes being built on spec in the $3 to $4 million range. We may be seeing a shift to a sellers market in the new built and under $2.5 million range.

THE YEAR 2011 saw a marked increase in buyer activity of Scottsdale homes with sales of residential single family and patio homes at their second highest level in the past 8 years.

This increase in residential sales was counter balanced by generally diminished or flat prices. Buyers allied with more consumer confidence took advantage of what was perceived by many to be the right time to buy. In particular the presence of the Canadian buyer was felt in full force as Canadians flooded the Valley to take advantage of what to them seemed like great prices. Also fueling the Canadians interest was the favorable currency translation of the Canadian dollar to US dollars. Scottsdale az homes for sale was a top searched keyword by Canadians on Google for 2011. At present Canadians, followed closely by Chicagoans constitute sizable second home and primary home groups who have bought homes in the Valley. 

In some communities, such as Desert Mountain, Mirabel, and Legend Trail, the free fall was slowed but still quite painful to many Scottsdale home owners as values took steep discounts. Communities that were farther north of Scottsdale felt the adjustment in prices the most.

However going into 2102 prices have pretty much hit bottom and in some cases there are price gains. DC Ranch and Silverleaf homes have been bought to the extent there is not enough good inventory and when a new home hits the market there is buyer interest. Silverleaf is actually seeing new spec homes being built as the builders have seen strong interest in newer, smaller to moderate square footage. If a home is priced to market and has great features there will be strong buyer interest and the home will sell rather quickly. Homes priced in the high end, over $3 million still are seeing price adjustment as this class of homes has always adjusted to market pressures later than lower priced homes.

There are presently three new resorts being planned for North Scottsdale which is a great sign of investor confidence in lodging and the future of Scottsdale. These three projects will compromise almost 1,000 new luxury rooms. Additionally there will be luxury homes built as part of these projects that will have access to the resorts amenities.

Scottsdale az homes for sale constitutes a major factor in many economists’ predictions and will continue to be closely watched.

To the north of Scottsdale is the town of Carefree which boasts 4-5 degree cooler temperatures due to its higher altitude of almost 3,000 feet. Carefree homes are on average $1 million and usually offer pristine desert views and a relaxed serene atmosphere.
 Scottsdale, Arizona saw prices dramatically rise in the real estate boom of 2005, 2006. Like many other areas in the United States where speculators pushed prices to unsustainable levels the Scottsdale housing market experienced dramatic de-escalation of prices to today’s more realistic market prices. Unlike the rest of the Phoenix metro area Scottsdale and Paradise Valley were not as dramatically impacted as the market correction took place however there was a definite downward price adjustment. As Scottsdale, Paradise Valley and Carefree were not as over built with new tract home developments there has been less inventory to adjust. Also as these locations are the most desirable luxury home enclaves there was less speculation and hence not as much inventory to correct to realistic pricing. However there has been definite devaluation in some instances as much as 50% from the prior record high prices of 2005. The high end luxury home segment is still seeing downward pricing pressure however in some select highly desired luxury communities there was a wave of selling and subsequent buying which has left very little inventory and hence a slight increase in pricing has occurred as well as ground broken on new spec homes.
